Silvergate Development, LLC is a full-service real estate development firm whose founders and principals have over 120 years of combined experience in every facet of real estate development, finance, and both construction and asset management. Our executive leadership team has the combined experience of successfully completing over $1 billion of development. Our deep industry relationships grown and nurtured over many years provide unrivaled access to project opportunities which fit our strategic plan.


STRATEGIC APPROACH
With the capability to support institutional investment, Silvergate's business platform remains nimble enough to target smaller projects below the radar of larger firms. Our Company strategically targets multifamily development locations that are:

  • Supply constrained, infill locations with strong rental demand
  • Proximate to public transportation nodes
  • Located in pro-business and development jurisdictions that support quality workforce housing

While Silvergate focuses on a variety of value-add real estate development and investment opportunities, one of its most successful product lines is a three story, walk-up apartment which can be built, incorporating sustainable and green design principles, at a density of 30 - 40 units per acre. The design of this apartment type is exceptionally efficient, with high ceilings and state of the art, energy efficient fixtures and high quality, durable cabinetry and finishes. The design of these apartment buildings is contemporary in several different architectural styles and achieves sustainability equivalent to the US Green Buildings Council's Leadership in Energy and Environmental Design (LEED) Gold level of certification. Many municipalities offer incentives for sustainable design, expediting approvals and reducing operating costs of the completed project. This building type has been specifically designed to be flexible, in terms of unit mix, and replicable for reuse on multiple sites to maximize cost efficiency. It has also been specifically designed to satisfy an insatiable need for market rate apartments which are competitively priced below the "lifestyle" product favored by the large National apartment developers.

Remaining focused on our core business strategy has allowed Silvergate to capture the greatest asset value for both our portfolio and joint venture partners and investors. Silvergate has completed or is currently developing over 800 units of this product type in multiple jurisdictions where our project size ranges from 29 to over 130 units.
