Silvergate Development, LLC was founded in 2010 and completed its first development project in 2015. To date Silvergate has completed 13 projects totaling 847 units. Silvergate and its affiliates currently own and operate 5 projects totaling 388 units. Silvergate’s founding principals have over 90 years of combined experience across all facets of real estate development, finance, and construction. Our executive leadership team has successfully completed over $1 billion of development projects. With the capability to support institutional investment, Silvergate’s business platform remains nimble enough to target projects below the institutional radar. We strategically target investment and development opportunities that are:
- In supply constrained, infill locations with strong rental demand
- Proximate to public transportation nodes
- Located in markets where the existing stock of mid-market rental housing is nearing functional obsolescence
Silvergate has developed a wide array of project typologies including townhomes, garden-style apartments, and podium buildings with at-grade and/or sub-terranean parking. With each typology Silvergate is focused on maximizing the efficiency of the design.
One of our most successful product lines is a three-story walk-up prototype that plots at a density of 30 -40 units per acre and is greater than 85% efficient. The prototype incorporates modern open floor plans, minimum 8’ ceilings, and an array sustainable design features.
Sustainable design is one of our core principals. Each project meets or exceeds the rigorous standards of the California Green Building Standards Code (CALGreen) and many projects receive a Green Globes Building Certification from Green Building Initiative, Inc. We focus on sustainable features that are accretive to the bottom such as drought tolerant landscaping, LED fixtures and ENERGY STAR appliances.
Our tried and tested development strategy across numerous projects along with our team’s unparalleled experience and expertise sets our platform apart. Although Silvergate remains opportunistic our focus on our core business model has allowed us to deliver superior risk-adjusted returns to our joint venture partners and investors.
